To help you every step of the way, one of our Homes Consultants will be in regular contact with you. They will keep you informed of progress made, throughout all the stages of the purchasing process.
What you should do |
Sign a Reservation Document with a Sales Advisor of Taylor Wimpey and pay the reservation amount + 8% IVA* as a reservation deposit. * IVA is the equivalent of Spanish VAT. |

Obtain all the documentation signed by you and the Sales Advisor and proceed to prepare the private contract of sale. |

What you should do |
If you have decided to hire a lawyer, instruct him/her to represent you in the purchasing transaction, and, if required, give him/her the necessary powers to act in your name. Give your Sales Advisor your lawyer’s details and send a copy of the power of attorney. |

Inform Taylor Wimpey that he/she has been instructed by you and that he/she will represent you in the purchasing transaction. |
What Taylor Wimpey will do |
Send your lawyer all the documentation necessary to sign the private contract of sale. |
What you should do |
If you have decided to hire a lawyer, make sure your he/she has received a copy of the contract of sale, with all the documentation and that he/she has begun procedures. |
What your legal representative should do |
Check all the documentation received from Taylor Wimpey. Request that you send the money necessary to sign the private contract of sale. |
What Taylor Wimpey will do |
We will answer any questions you or your lawyer may have during the transaction. In order that you may “personalise” your property, your Sales Advisor will send you a copy of the available “extras” (should you not already have chosen them). |
What you should do |
Order your bank to send the money for payment upon signing the private contract of sale. The money must be sent to the Taylor Wimpey account as indicated on the private contract of sale. |
What your legal representative should do |
No action needed. |
What Taylor Wimpey will do |
Check that the transfer has been effected in the event of the money having been sent to Taylor Wimpey’s bank. |
What you should do |
If you have decided not to hire a lawyer, sign the private contract of sale and make the first purchase payment. The payment may be made by bank transfer, or with cheques from a Spanish bank. |
What your legal representative should do |
If you have hired a lawyer, he/she will sign the private contract in your name and hand over the corresponding payment. |
What Taylor Wimpey will do |
Sign the private contract of sale with you or your lawyer, and receive the amount of the first payment. |
What you should do |
Have the money ready to effect the intermediate payments, should there be any. Apply for a NIE (Identity Number for Foreigners) should it be necessary. |
What your legal representative should do |
Request that the money be sent in order to effect subsequent stage payments. Apply for a NIE (Identity Number for Foreigners) should it be necessary. |
What Taylor Wimpey will do |
Remind you or your lawyer 10 days in advance of when the next stage payment should be made. |
What you should do |
Proceed to prepare the final payment of the purchase. |
What your legal representative should do |
Attend to finances and prepare all the necessary documentation to sign the public deed of sale. |
What Taylor Wimpey will do |
Have prepared and ready all the necessary documentation to sign the public deed of sale. Inform the client and lawyer (if appropriate) of the dates for the signing of the deed of sale and the inspection of the acquired property. |

Accompany the client to inspect their property. |
What you should do |
Appear before the Notary to sign the public deed of sale. If you are not present, your lawyer will act in your name. |

Accompany you to the Notary’s Office or sign the public deed of sale in your name. |
What Taylor Wimpey will do |
Be present with you or the lawyer at the Notary’s Office, check all the documentation that is to be signed and hand the keys of your property over to you or your lawyer. |
